A Technical Review Committee (TRC) shall be established to assist the Planning Director, Planning and Zoning Board, and City Council in review of certain site development plans. The purpose of the TRC shall be to determine whether or not proposed developments meet the standards established in the Ordinance and all other applicable regulations within the City of Archdale and to provide guidance on how to provide for the betterment of public safety and welfare. The TRC review of development plans shall be of a technical nature only, and shall not involve negotiation with developers. All development requests that require review from the Planning and Zoning Board and City Council shall first be reviewed by the TRC. This includes all rezonings and site plan review, prior to construction. In-person review meetings are to be expected on the first submission, but can proceed either digitally or in-person afterwards. One-time fees are as shown in the application and table (below).

After a rezoning has been approved by City Council OR a site plan has received approval from the TRC, it proceeds to construction drawing review, which is done by a smaller subset of the TRC. Comments are made individually and meetings are only by request of the applicant or the City.
The 2025 TRC and Construction Drawing review calendar can be found here. These timelines have been established to allow for staff to give the highest quality response and appropriate review time. The Archdale Asset Management Team (AMT) meeting is an internal staff meeting where plans are distributed and discussed, inquiries into review process are made, and TRCs are scheduled. It is critical for an efficient review to meet the deadlines described.
